- Description
- Our client are a premier principal contractor specialising in luxury, high-end refurbishment and bespoke joinery projects across Scotland. Due to a strong, long-term pipeline of prestigious projects, they are seeking a commercially sharp and driven Quantity Surveyor to join our team in Edinburgh.
The Role
Reporting to the Managing Director, you will take full commercial responsibility for a variety of high-spec fit-out and refurbishment packages from pre-construction through to final accounts. You will bridge the gap between architectural vision and strict commercial control, managing costs carefully without compromising on design or material quality.
Key Responsibilities:- Cost Management & Reporting: Oversee all project financial metrics, managing cash flow, sub-contractor accounts, and regular cost-to-complete forecasting.
- Procurement: Procure highly specialised sub-contractors, master craftspeople, and bespoke material packages.
- Variations & Change Control: Manage and value intricate design variations efficiently, adjusting for luxury material specification changes on live projects.
- Contract Administration: Standardise and oversee JCT/SBCC forms of contract to protect the company's commercial interests.
- Collaboration: Partner closely with our estimating, in-house joinery workshops, and site delivery teams to align commercial targets with project delivery timelines.
Key Requirements:- Degree qualified in Quantity Surveying or Commercial Management (or equivalent experience).
- Proven track record as a Quantity Surveyor working for a main contractor, sub-contractor, or specialist interior fitter.
- Experience in premium sectors (luxury residential, 5-star hospitality, high-end commercial retail, or heritage refurbishments) is highly desirable.
- Excellent working knowledge of JCT / SBCC contract suites.
- A strong, proactive approach to negotiation, risk management, and problem-solving.
- Full UK Driving License, as the role involves visiting premium project sites across Scotland.
