Location: Edinburgh
Salary: £30,000 - £35,000 (DOE) + Performance Bonus
Hours: Monday to Friday, 9am - 5pm
Overview
An excellent opportunity to join a proactive and growing lettings agency. We're looking for a confident and experienced Lettings Manager to lead a high-performing team, drive portfolio growth, and deliver excellent service to landlords and tenants. This role combines team leadership, business development, and operational oversight.
Key Responsibilities
Team Leadership
• Manage, motivate, and support the lettings team
• Conduct performance reviews, set targets, and provide training
• Lead recruitment and onboarding where required
Business Development
• Grow the managed property portfolio through new landlord acquisition
• Maintain strong relationships with landlords, developers, and investors
• Identify opportunities to improve revenue and rental yields
Lettings & Operations
• Oversee property marketing, viewings, and tenancy progression
• Ensure efficient turnaround of lets and maintain high occupancy
• Resolve tenant/landlord issues professionally and in line with policy
Compliance & Regulation
• Ensure full legal compliance with lettings regulations (GDPR, tenancy law, deposit schemes, etc.)
• Conduct internal audits and implement process improvements
Finance & Reporting
• Monitor team budgets and performance metrics
• Oversee invoicing and fee collection
• Report on portfolio growth and financials
Customer Service & Reputation
• Deliver excellent service to landlords and tenants
• Handle complaints and escalations with care
• Support efforts to grow and maintain a strong online reputation
Requirements
Essential:
• Proven experience in a senior lettings or property management role
• Strong team leadership and organisational skills
• Solid knowledge of Scottish lettings legislation
• Excellent communication and negotiation abilities
• Full UK driving licence
Desirable:
• ARLA Propertymark or equivalent qualification
• Experience with CRM/property software (e.g., SME, Reapit)
