Company Overview
We are working on behalf of a well-established main contractor with a strong reputation for delivering high-quality commercial developments across Scotland. With a robust pipeline of secured projects and ambitious growth plans, they are looking to strengthen their operations team with the appointment of a Building Services Manager (M&E).
This is an excellent opportunity for an experienced M&E professional to play a central role in the delivery of complex building services across multiple projects, supporting both pre-construction and delivery phases.
Role Overview
As Building Services Manager, you will take the lead on all Mechanical and Electrical (M&E) aspects across live construction sites in the Central Belt. You'll work closely with internal project teams, design consultants, subcontractors, and client representatives to ensure high-quality, timely, and cost-effective delivery of building services packages.
This is a key technical and coordination role with influence across the full project lifecycle - from design development through installation, commissioning, and handover.
Key Responsibilities
• Coordinate and review drawings, specifications, subcontractor working drawings, and client approvals to ensure timely and accurate information flow in line with the project programme. Monitor and report on the progress of services trades, respond promptly to instructions and variations, manage costs effectively, and maintain comprehensive records.
• Conduct regular quality checks to verify compliance with specifications and ensure fitness for purpose.
• Organise and oversee commissioning activities, witness all required testing, and compile relevant documentation.
• Ensure the timely production of operation and maintenance manuals, as well as as-built drawings upon project completion.
• Oversee the prompt resolution and completion of snagging works.
• Provide oversight on all mechanical and electrical aspects across every contract.
• Identify and implement cost-saving opportunities throughout the project lifecycle.
• Review subcontractor quotations for accuracy and potential cost efficiencies.
• Take a proactive approach to design-and-build and own-build project delivery.
• Perform any other duties as required by the Company.
Required Skills & Experience
• Proven experience in a Building Services Manager or M&E Manager role within the UK construction sector
• Strong technical knowledge of mechanical and electrical services systems in commercial developments
• Experience working for a main contractor or large subcontractor on multi-disciplinary projects
• Excellent project coordination and stakeholder management skills
• Strong understanding of M&E design, specification, and delivery standards
• Ability to manage multiple concurrent projects and prioritise workload
• Confident communicator, capable of working collaboratively with design and delivery teams
