Description
Are you an experienced Property Manager looking for your next challenge? We're on the lookout for a highly organised, proactive, and personable individual to join our clients growing property management team.
You'll play a key role in managing a portfolio of residential properties, supporting landlords and tenants from start to finish, while ensuring full legal and compliance requirements are met.

What You'll Be Doing:
• Managing a portfolio of residential properties on behalf of landlords.
• Coordinating maintenance, inspections, repairs, safety certificates, and compliance tasks (e.g. HMO renewals).
• Onboarding new landlords and properties, including property appraisals and legal documentation.
• Supporting tenants throughout their tenancy lifecycle - from application to check-out.
• Liaising with landlords, contractors, and internal teams to ensure smooth operations.
• Conducting property viewings and regular inspections as required.
• Reviewing applications and reporting to landlords with recommendations.
• Keeping detailed records using our property management system (SAM database).
• Participating in an on-call rota (approx. 1 day every 10 days + 1 weekend every 10 weeks).
• Supporting lettings and providing holiday cover for colleagues when needed.

What We're Looking For:
• Previous experience in property management (essential).
• Great communication and organisational skills.
• A proactive, problem-solving mindset.
• Strong attention to detail and ability to manage deadlines.
• Team player who can also work independently.
• Up-to-date knowledge of property legislation (or willingness to learn).
• Full UK driving licence (essential - ideally max 3 points).
• ARLA Level 6 qualification or equivalent desirable (or willingness to complete within 6-12 months).

What You'll Get in Return:
• Salary: £30,000-£33,000 depending on experience and qualifications.
• Hours: 40 hours per week (Mon-Fri) with some flexibility in start times.
oOffice-based (Edinburgh City Centre) with 1 day/week work from home option (after training).
o1 Saturday per month, with flexibility to swap or opt-out after 6 months.
• Annual Leave: 28 days holiday including bank holidays + 3 extra wellbeing days per year.
• Pension: Company match up to 5% after 3 months.
• Health Insurance: Up to 5% of salary (after 6 months).
• Profit Share Scheme: After 12 months of service.
• Full ARLA Level 6 training and professional development support.
