- Description
- Our client requires a Site / Project Manager.
You will be responsible for carrying out all aspects of Site Management. Ensuring site performance and progress meet contractual requirements cost effectively and on time.
You wil report to the Works Manager (Construction)
Key competencies are required in the following areas:
- Knowledge of Design & Build contract formats
- Knowledge of the legislation / building control regime in Scotland
- Experience in Light Gauge Steel Structures and traditional forms of building
- Experience of concrete basement construction /associated tanking
Duties will include:
Carry out and co-ordinate site activities in conjunction with the Construction Manager todeliver a high quality service to specification, time and cost targets.
- Lead a team of employees and subcontractors effectively, and in liaison with other teams, to ensure the clients and company’s expectations are met or exceeded.
- Communicate with the client and sub-contractors to inform and, as required, resolve any issues which may occur and provide timely accurate feedback from the client and sub-contractors on progress to date
- Check all paperwork as defined in the company procedures including assistance with the compilation of risk assessments and method statements etc.
- Ensuring all day works sheets are checked and signed for compliance and then passed onto the commercial lead within 1 week of signing (must ensure that all records are true and accurate)
- Provide and maintain adequate labour resources on site, within tender allowances, to achieve programme requirements.
- Ensure all site staff, operatives and sub-contractors achieve outputs, standards of workmanship and quality demanded by the company and contract documents.
- Liaise with the Construction Administration team to ensure material/plant deliveries meet programme and site requirements. Provide sufficient notice to allow for manufacturer’s lead in time as well as in-house pricing and procurement.
- Avoid or minimise material wastage.
- Monitor plant and equipment on site each week, notifying Construction Administration team of company plant to be returned to yard or transferred, and of hire plant to be terminated and collected.
- Avoid unnecessary and expensive hire charges and additional costs due to damage or failure to carry out required routine care and maintenance.
- Check quality of workmanship by labour-only and domestic sub-contractors and advise the Contracts Manager or any failures prior to payment.
- Monitor progress against the contract programme and notify the Contracts Manager of any delay or disruption.
- Liaise with the Contracts Manager to ensure all essential drawings, schedules, information requirements or answers to queries are requested and received in sufficient time to avoid delay and disruption.
- Ensure all verbal site instructions are recorded in a CVI book, dated and signed by the client’s representative. Copy to the Commercial team to claim payment.
- Ensure no verbal instruction is actioned or variation work undertaken until the office is notified and written confirmation recorded or received.
- Ensure all documentation is submitted to the Contracts Manager or Construction Administration team for authorisation by 10.00 am each Monday morning in order to ensure no delays in payment:
- Labour time sheets for all weekly paid staff, operatives and labour only sub-contractors.
- Report back any useful market information to the company for further action.
- Notify the office of any damage to existing services.
- Ensure only authorised overtime is worked and paid.
- Maintain all relevant Health and Safety records, including Net Register, Accident Book etc.
- Ensure all site vehicles, plant, machines and equipment are serviced and kept in good clean and safe condition with an up-to-date service log.
- Ensure the site area allocated for storage of site equipment and materials is kept clean and free of unwanted hazards.
- Ensure materials booked into Site Store are counted and information is passed to the Construction Administration team for future call-off.
- Ensure all paperwork and records are accurate, up-to-date and stored securely.
- Encourage and develop teamwork, both within your team and between teams.
- Actively participate in training and continuous improvement activities for betterment of skills and safe working practices.
- Work efficiently and safely at all times in accordance with the appropriate training, the Company Safety Policy and HSE guidelines.
- Keep working areas clean and tidy at all times, in line with Company housekeeping standards.
- Attend site progress meetings, check accuracy of minutes and challenge as necessary.
- Action any Technical Queries.
- Ensure sites are working to currently issued or revised drawings and information.
- Attend management meetings to discuss results of monthly cost/value comparisons and reconciliations.
- Obtain and action snagging and defect lists.
- Attend weekly production meetings to establish, discuss and arrange level and allocation of labour and plant requirements for the week ahead and any other problems requiring urgent attention.
- Notify the Contracts Manager of all potential variations and extras immediately they become apparent.
